G. No canopies or other structures shall be erected, temporary or otherwise. <br />H. A business license shall be obtained prior to the start of the car wash opening for <br />business. The business license shall not be approved unless there is full compliance <br />with all terms of the application and Conditions of Approval. <br />III. PARKING <br />A. Prior to final inspection, the new parking space configurations resulting from the <br />addition of the hand car wash activities to the existing convenience mart and service <br />station, shall be stripped as indicated on the approved site plan, except for the eight <br />(8) spaces designated at the fueling pumps. <br />IV. LANDSCAPING <br />A. Prior to issuance of a building permit for the new building, details for proposed new <br />landscape areas shall be submitted for review and approval by the Community <br />Development Director. <br />B. Any landscaping damaged during construction of the new building, shall be <br />replaced in accordance with the original approved landscape plan for PD-98-1, <br />prior to final inspection. <br />V. SIGNS <br />A. Prior to approval of a business license, building permits shall be obtained for new <br />signage for the car wash business. The applicant shall submit precise details for <br />the review of the Community Development Director. Said details shall include but <br />are not limited to location, color or copy, sign area calculations, and method of <br />construction or attachment. <br />VI. CONSTRUCTION <br />A. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design or materials shall <br />be subject to the review and approval of the Community Development Director <br />who may administratively approve or require review by the Planning Commission <br />as a modification to appropriate application approval listed above. <br />B. Plans submitted for the building permits shall show provisions for separate male <br />and female restrooms. <br />C. Construction activity shall not commence prior to 7:00 a.m. and shall cease by <br />7:00 p.m. Monday through Friday, and construction activity shall not commence <br />prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and Saturday. No such <br />construction is permitted on Federal holidays. As provided in this City of San <br />Leandro's Noise Ordinance (ORDINANCE NO. 2003 - 005), "construction" <br />shall mean any site preparation, assembly, erection, substantial repair, alteration, <br />demolition or similar action, for or on any private property, public right-of--way, <br />Agreement to Conditions January 26, 2006 <br />PLN2005-000127 Page 4 of 8 <br />
