CONDITIONS OF APPROVAL <br />PLN2006-00070 -MINOR MODIFICATION to <br />Conditional Use Permit (PLN2005-00127) and Planned Development (PD-98-1) <br />Assessor's Parcel Number 77D-1496-4-4 <br />Michael Mansouria (Applicant) and Mahesh Agrawal (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A and B dated September 1, <br />2006 except as hereinafter modified. (Exhibits are on file at the City of San Leandro <br />Development Services Department, 835 East 14th Street, San Leandro, California). <br />Exhibit A -Site Plan <br />Exhibit B -Elevations <br />B. The applicant and/or property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Approval of this Minor Modification allows the applicant and/or the property owner to make <br />minor changes to the building exterior and roof style and height of the proposed new hand <br />carwash building. Specifically: <br />Building Exterior <br />1. Six (6) metal roll up doors on the west elevation will be eliminated and replaced by three <br />large fixed windows; <br />2. The vehicle roll up doors at the entrance and exit will be changed from glass and metal to <br />metal only; <br />3. The corrugated metal siding on the north and south elevations is being eliminated and the <br />entire exterior will be stucco. <br />4. A band of trim will be affixed on all elevations at a height of approximately two-feet, six <br />inches from the ground, and below the band painted a color to match the brick wainscot <br />of the existing gas station. <br />New Roof <br />1. The previously approved `butterfly' corrugated metal roof will be replaced with a <br />hipped roof, covered in composition shingle to match the roof material of the existing <br />gas station. <br />Agreement to Conditions September ] , 2006 <br />PLN2006-00070 Page 3 of 4 <br />
