~ ! <br />2. The roof height shall not exceed 17-feet, 8-inches in total height <br />D. The building exterior and roof changes shall remain in substantial compliance with the <br />approved plans indicated on Exhibit B. Any change to the building exterior or roof shall be <br />subject to the review and approval of the Community Development Director, who may <br />administratively approve or recommend the review by the Planning Commission. <br />E. With the exception of the building exterior and roof changes hereinabove noted and <br />approved by this modification, all previous conditions of approval for PLN2005-00127 and <br />PD-98-1 shall remain in full effect. <br />II. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. The signage shall be kept in good, clean, sound condition at all times; any damage to the <br />signs shall be promptly repaired. <br />C. Any graffiti shall be removed from the building walls, news racks or any other outdoor <br />furniture, in a timely manner. <br />III. GENERAL CONDITIONS <br />A. The approvals granted by the City as a result of this application, as well as the Conditions of <br />Approval, shall be recorded in the office of the County Recorder of Alameda County. <br />B. No application for amendment of the application or Conditions of Approval may be accepted <br />or submitted for processing by the City unless (i) there is full compliance with all terms of the <br />application and Conditions of Approval; or (ii) the Community Development Director waives <br />compliance with the terms of the application and Conditions of Approval pending application <br />for the amendment. <br />Agreement to Conditions September 1, 2006 <br />PLN2006-00070 Page 4 of 4 <br />
