.~ <br />~• <br />CONDITIONS OF APPROVAL <br />PLN2008-00002 <br />1933 Davis Street <br />Westgate Pylon Sign <br />SKB-Westgate Investments LLC, <br />(Applicant and Property Owner) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through D, dated February 6, 2008, except <br />as hereinafter modified. (Exhibit is on file in the City of San Leandro Development <br />Services Department, 835 East 14th Street, San Leandro, California 94577.) <br />Exhibit A -Photo-simulation -Sign Elevation <br />Exhibit B -Sign Details and Elevation <br />Exhibit C -Site Plan <br />Exhibit D -Aerial Photograph <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />II. PERMITTED USE <br />A. This approval is for a Modification to Master Sign Plan SD-96-3 and SD-97-1 which <br />shall permit the installation of a new two-sided, interior illuminated cabinet on the <br />existing Westgate Pylon Sign in the landscaped median between the main entrance <br />and exit driveways at the northeast corner of the site. The new sign cabinet <br />installation shall strictly conform to Exhibits A and B noted above. The cabinet shall <br />be painted to match the existing sign structure. The sign copy shall be white and the <br />background shall be a dark blue to match the existing sign program. In addition, the <br />sign copy shall be translucent and the blue background shall be opaque. The total <br />height of the freestanding sign shall be retained and shall not exceed 110 feet. Any <br />change to the design and color of the freestanding sign shall be subject to the review <br />and approval of the Site Development Subcommission. <br />III. GENERAL CONDITIONS <br />A. The sign structure shall be well maintained and structurally sound at all times; any <br />damage to sign(s) shall be promptly repaired. <br />B. All electrical components of the sign shall be well maintained at all times. <br />C. All exterior surfaces of the freestanding sign, including the support columns, <br />cabinets, and sign faces, shall be kept in a neat and clean condition at all times, and <br />any chipped or peeling painted or metal surfaces shall be promptly repaired or <br />painted. <br />Conditions of Approval <br />PLN2008-00002 <br />February 7, 2008 <br />Page 3 of 4 <br />
