<br />E. Procedures with the highest noise potential shall be scheduled for daylight hours, <br />when ambient noise levels are highest. <br />X. SIGNS <br />A. Prior to issuance of building of building permits, a sign program including <br />locations, details, specifications, and dimensions for the future tenants in the <br />speculative building shall be submitted to the Community Development Director <br />for review and approval. The sign program shall include but is not limited to <br />individual letters. <br />B. The site project shall be limited to one freestanding monument sign as shown on <br />the attached exhibits. <br />C. In accordance with Section 4-1806 K of the Zoning Code, banners, balloons, etc. <br />are not permitted except for special events and grand openings and with prior <br />approval by the Zoning Enforcement Official. <br />XI. MAINTENANCE <br />A. The project site shall be well maintained and shall be kept free of litter, debris and <br />weeds at all times. <br />B. After approval of this application or demolition of accessory buildings and other <br />existing improvements on the project site, the site shall be enclosed with a security <br />fence at a height of not less than six (6) feet and maintained in a neat manner, free of <br />weeds, litter and debris. <br />C. Any graffiti shall be promptly removed form building walls and signs. <br />D. All sides of walls on the site shall be structurally sound, graffiti-free and well <br />maintained at all times. <br />E. All landscaping improvements shall be maintained in a weed-free and healthy <br />growing condition at all times. The landscaped area shall be irrigated by an <br />automatic sprinkler system designed to reduce water usage. The type, nature and <br />amount of landscaping shall remain at all times in substantial conformance with the <br />final landscape plan. <br />F. All missing or damaged plants shall be immediately replaced by the property owner. <br />Approval of the Community Development Director shall be obtained prior to the <br />removal or substitution of any trees on the property. <br />G.
