IL PERMITTED USE <br />A. This Planned Development approval is to construct amixed-use speculative <br />commerciaUlight industrial component comprising approximately 10,589 square <br />feet and aself-storage facility comprising of approximately 66,958 square feet <br />with a resident manager's office and living quarters. Specifically the project <br />would include six storage buildings. Five of the six buildings would be single- <br />story. Only one storage building would be two-stories tall. The subject site is <br />located at 14340 Washington Avenue and is also known as Alameda County <br />Assessor's Parcel Number 77C-1235-2-22. <br />B. Permitted uses shall be those uses listed on Attachment A, <br />Permitted/Conditionally Permitted/Administrative Uses Proposed as Part of the <br />Planned Development for 14340 Washington Avenue. Any discrepancy in the <br />allowed uses shall be at the discretion of the Zoning Enforcement Official. <br />C. The mixed-use speculative commerciaUlight industrial building shall not be used <br />for the purpose of public storage (i.e., self-storage, mini-warehouse) usage. <br />D. Prior to issuance of building permits, detailed interior floor plans to the manager's <br />office and living quarters shall be submitted for review and approval of the <br />Community Development Director. <br />E. Construction of the project shall remain in substantial compliance with the <br />approved plans and exhibits. Any change to the project design, materials or colors <br />shall be subject to review and approval of the Community Development Director <br />who may administratively approve or require review by the Planning Commission <br />as a modification to the Planned Development. <br />F. The self-storage spaces shall be used for the dead storage of customer's goods and <br />wares only. <br />G. The storage of any combustible or flammable liquids, hazardous or toxic materials <br />shall not be permitted within any storage unit, in a vehicle or outside the storage <br />area. <br />III. MITIGATION OF ENVIRONMENTAL IMPACTS <br />A. Prior to issuance of a grading permit, the applicants shall submit a Grading Plan <br />accompanied by Soils Engineering and Engineering Geology Reports, in <br />accordance with requirements of the City of San Leandro Municipal Code Title <br />VII, Chapter 12. All recommendations included in the reports shall be included in <br />the Grading Plan, to be reviewed and approved by the City Engineer. <br />B. Prior to issuance of a grading permit, asite-specific and drainage area hydrology <br />study for the site shall be prepared which, at a minimum analyzes the potential <br />impacts of the proposed project with regards to water quality, groundwater use <br />Agreement to Conditions July l6, 2007 <br />PLN2007-00027 '~'~' ~ ~ Page 4 of 13 <br />
