L'.. ENGINEERING DEPARTMENT <br />A. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, Specifications <br />and Standard Plans unless otherwise specifically approved by the City Engineer. <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (l), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If you fail to file a protest within this <br />90-day period, complying with all of the requirements of Government Code Section <br />66020, you will be legally barred from later challenging any such fees, dedications, <br />reservations or other exactions. <br />C. Design review fees, development impact fees, permit fees, inspection fees, and any other <br />fees charged by the City or other reviewing agencies for the review, approval, permitting <br />and inspection of the above listed public improvements shall be paid by the Developer. <br />D. Site Improvement Plans for all on-site and off-site improvements shall be approved by the <br />City Engineer prior to the issuance of Building Permits for the project. All improvements <br />shall be designed and constructed in accordance with the City's Design Standards, <br />Specifications and Standard Plans, unless otherwise specifically approved by the City <br />Engineer. <br />E. Prior to construction, a lot line adjustment shall be processed for the relocation of the <br />existing property line between lots 6 & 7 that runs through proposed Building "A". <br />F. The Applicant shall comply with the provisions of the City's Grading Ordinance and the <br />Urban Runoff Clean Water Program. The City requires a grading permit any time more <br />than fifty (50) cubic yards of material is moved or more than 5,000 square feet of land is <br />disturbed. The Ordinance requires that an erosion control and sediment plan be prepared, <br />submitted and approved by the City prior to issuance of a Grading Permit. <br />G. A State General Construction Activity Permit must be obtained for developments that <br />disturb over one acre of land. Applicant needs to submit a Notice of Intent (NOS and a <br />Storm Water Pollution Prevention Plan (SWPPP) prior to issuance of the grading permit. <br />H. The Development Fee for Street Improvements (DFSI) shall be approximately $44,544.00 <br />for Building "A". This was calculated at a rate of $0.96/SF for the 46,400 of general <br />industrial space (foundry area). The DFSI for Building "B" has yet to be determined. <br />L Onsite parking stalls shall be designed per City Standard Plan No. 600 & 602. <br />J. No on-street parking shall be allowed. Signs with the text "No Stopping Anytime" <br />(similar to those currently posted in the area) shall be installed at 100-150 foot intervals <br />along the street frontage of both lots. <br />Agrccmcnt [o Conditions of Approval January 22, 2008 <br />PLN3007-00057 Page 5 of 9 <br />
