D. Any r..ew roof top or exterior mechanical equipment for the building such as air <br />conditioning/heating units, venting, or radio/television antennas shall be screened <br />from view so as not to be visible from adjacent properties or streets to the <br />satisfaction of the Zoning Enforcement Official. <br />E. Dumpsters, garbage containers, recyclable materials (i.e., cardboard, glass products, <br />plastic products, and paper products) and/or recycle bins shall remain inside the trash <br />enclosure at all times with the exception of emptying by the disposal company or the <br />recycling collection company. <br />F. Gates to the refuse area shall be closed except when necessary to move out the <br />dumpster or deposit trash from garbage receptacles. <br />G. A minimum of two garbage receptacles shall be placed on the property, at the <br />customer parking areas on the site. The location and details of the garbage <br />receptacles shall be submitted to the Zoning Enforcement Official for review and <br />approval <br />H. The signage shall be kept in a good, clean, sound condition at all times; any <br />damage to the signs shall be promptly repaired. <br />I. Any graffiti shall be removed from the building walls and the perimeter fencing. <br />J. There shall be no outside storage of any type in loading or parking stalls. Those <br />areas shall be kept free of obstruction and available for their designated use at all <br />times. <br />K. No barbed wire or ribbon wire shall be installed on any wall, fence or building on <br />the property. <br />L. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />M. No application of amendment of the application or Conditions of Approval may <br />be accepted or submitted for processing by the City unless (i) there is full <br />compliance with all terms of the application and Conditions of Approval, or (ii) <br />the Community Development Director waives compliance with the terms of the <br />application and Conditions of Approval pending application for the amendment. <br />N. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on January <br />24, 2009 unless a) there is diligent progress evidencing good faith intent to <br />commence the intended use, or b) a written request for aone-year extension of the <br />site plan review is approved by the Zoning Enforcement Official. <br />Agreement to Conditions January 24, 2008 <br />PLN2007-00079 Page 7 of 7 <br />
