II. ADDITIONAL PLAN SUBMITTALS <br />A. Within 60 days of this approval, the applicant shall submit final landscape and irrigation <br />plans for the review and approval of the Community Development Director. The plans <br />shall include such details as, 1) tree size, species and location; 2) shrubs and <br />groundcovers/turf; 3) installation specifications; 4) irrigation details; 5) water conservation <br />techniques; and 6) maintenance programs. To reduce on-site water consumption and reduce <br />the energy required for the pumping and distribution of water, drought-resistant native <br />species shall be used for site landscaping where possible. <br />III. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. The signage shall be kept in good, clean, sound condition at all times; any damaged or <br />discolored signs shall be promptly repaired or replaced. <br />C. Any graffiti shall be removed from the building walls, news racks or any other outdoor <br />furniture, in a timely manner. <br />IV. SCREENING REQUIREMENTS <br />A. Any new electrical or gas meters, utility switch boxes, telephone, interface cabinets, or other <br />utility areas shall be screened from view by a fence, wall or landscaping; details subject to the <br />approval of the Community Development Director. <br />B. Any new roof top or exterior mechanical equipment for the buildings, such as air <br />conditioning/heating units, venting, or radio/television antennas shall be screened from view <br />so as not to be visible from adjacent properties or streets to the satisfaction of the Community <br />Development Director. <br />C. No barbed wire or ribbon wire shall be installed on any wall, fence or building on the <br />property. <br />V. MASTER SIGN PROGRAM <br />A. A final sign program including locations, details, specifications, dimensions and sign area <br />calculations shall be submitted to the Community Development Director for review and <br />approval. A sign program conforming to the City's Zoning Code requirements shall be <br />approved and issued a sign permit for installation. Any exceptions or deviations to the <br />requirements set forth in the Zoning Code shall be reviewed as prescribed by the Code for <br />sign exceptions. Said Master Sign Program shall be distributed to all current and future <br />tenants, with guidelines for sign permit application and maximum allowable sign area. <br />Agreement to Conditions February 5, 2008 <br />PLN2007-00081 Page 4 of 5 <br />
