III. MAINTENANCE <br />A. The property shall be maintained free of litter, debris and weeds. <br />B. The outdoor drop-off area shall be maintained in a neat and orderly manner at <br />all times. <br />IV. SIGNS <br />A. No signs shall be erected without prior approval by the Community <br />Development Director and after first obtaining a building permit. U~ addition to <br />meeting the requirements of Zoning Code Article 18 pertaining to signage <br />requirements, all signage shall also comply with the recycling facility sign <br />requirements as required by Zoning Code Section 4-1646. <br />V. GENERAL CONDITIONS <br />A. A Six month review shall occur after the start-up of recycling activities on the <br />property to review any impacts resulting from dust, fiimes or noise as a result of <br />the recycling processing and collection activities. <br />B. The applicant is encouraged to utilize 98`~ Avenue from Interstate 880 as the <br />primary means of access to and from their location, and to encourage sub- <br />contractors and other's providing large deliveries or pick-ups to do the same, <br />avoiding the use of Davis Street when at all possible. <br />G The approvals granted by the City as a result of this application as well as <br />conditions of approval, shall be recorded in the office of Country Recorder of <br />Alameda County. <br />D. No application i`or amendment of this application or conditions of approval may <br />be submitted or accepted by the City unless (i) there is full compliance with all <br />terms of the application and conditions of approval; or (ii) the Community <br />Development Director waives compliance with the terms of the application and <br />conditions of approval pending application for amendment. <br />Conditions of Approval November 15, 2007 <br />PLN2007-0U~63 Page 4 of 4 <br />
