EXHIBIT A <br />SCOPE OF SERVICES <br />DESCRIPTION <br />The City of San Leandro (City) owns atwo-level parking structure located between Estudillo Avenue and <br />Callan Avenue,'/z block east of East 14th Street in San Leandro. The structure contains one level of <br />grade-level parking and one elevated level and provides approximately 215 parking spaces. The garage <br />was built in 1973. The garage is bordered by Estudillo Avenue on the south side and Callan Avenue on the <br />north side. The Santos & Robinson Mortuary (on the southeast end) and a City surface parking lot (on the <br />northeast end) are located immediately east of the garage. The 101 Callan office building (on the <br />northwest end) and the Wells Fargo Building (on the southwest end) are located immediately west of the <br />garage. On the west side of the garage is a courtyard located in the center of the west side, between the <br />101 Callan Avenue office building and Wells Fargo buildings. The courtyard links the garage with the <br />sidewalk along the east side of East 14th Street. The existing garage, surface parking area, and courtyard <br />hereafter as shown on Exhibit A-3 is the project area for this agreement. <br />Consultant shall provide professional services for the design of a new four (4) level parking structure <br />containing approximately 5000 square feet of ground floor commercial/retail shell space on the Estudillo <br />Avenue frontage. The design will utilize the surface parking area for parking or entry to the parking garage <br />and maintain existing ingress egress responsibilities to the adjacent properties. The design will utilize the <br />concepts presented in the 2003 Conceptual Design Study prepared by Walker Parking. The design shall <br />will also include re-design of the existing courtyard. The courtyard design will be consistent with the <br />recently completed improvements on the westerly side of East 14th Street. <br />The plans, specifications, and estimates of probable costs shall set forth the details of the construction <br />including sitework, landscaping, structural systems, architectural systems, landscaping, electrical systems <br />(lights, power, phone, data), mechanical systems, security systems, and plumbing systems. The project <br />shall meet all current C3 Requirements of the Clean Water Program. <br />Consultant's scope of services does not include any services related to asbestos, hazardous or toxic <br />materials. City shall retain appropriate specialist consultants or contractors to identify, report, and provide <br />appropriate drawings, specifications, permitting, and abatement oversight. Consultant shall include <br />drawings and specifications, provided by others, in the appropriate demolition or structure construction <br />documents for bidding and construction concurrent with these related activities and accommodate this work <br />into schedules and cost estimates.
