STAFF ANALYSIS <br />The plans for atwo-story addition were dropped by the applicant. The one-story alternative <br />appears to address the concerns of the neighbors. The livable floor area to the proposed unit has <br />been reduced to 1,257.5 square feet from 1,525 square feet from the original proposal and 1,342 <br />square feet from the second proposal. The exterior of the addition and the roof should have a <br />seamless finished appearance. It is typical that stucco walls and the hipped-roof design can be <br />executed without any notice of the new addition versus the existing home. Reducing the design <br />to one-story and being situated behind the existing unit would deemphasize the height and bulk <br />of the proposed unit. <br />Although two covered parking spaces cannot be provided, two open spaces can be provided <br />behind the addition on the concrete parking pad. Moreover, up to five more vehicles could be <br />parked in tandem along the driveway; there would be no shortage of off-street parking spaces. <br />The. proposed plans would mitigate the shortage of on-street parking on Williams Street by <br />providing additional spaces on the site exceeding the three required off-street spaces. <br />PUBLIC NOTIFICATION <br />Although this matter was continued from the April 17, 2008 Board of Zoning Adjustments <br />meeting to its May 15, 2008 meeting date, this item was re-noticed for the May 15th Board <br />meeting due the substantial revision of the proposal from two-stories to one-story and for the <br />parking exception to provide two uncovered off-street parking spaces where two of the three <br />spaces are required to be covered and to provide the third space along the drive where it would <br />not be independently accessible.
