EXHIBIT A SCOPE OF SERVICES I. UNDERSTANDING. The proposed San Leandro Senior Center Phase 2 project involves the construction of a one- story building encompassing approximately 21,000 square feet in total floor plan area. The planned building will consist of asteel-braced frame structure with concrete slab-on-grade floors. Other site improvements will include new underground utilities, asphalt-concrete paved parking lots, driveways, exterior flatwork, and landscaping. Plans and specifications for the projects have been prepared by Group 4 Architecture Research + Planning, Inc. ("Architect"). The City entered into a separate contract with a contractor experienced in construction ("General Contractor") who will furnish all labor, materials, and equipment required to build the project. The City plans to enter into a separate contract with a company experienced in construction inspection ("Special Inspector") who will furnish all labor, materials, and equipment required to fulfill the special inspection requirements as shown on the plans and specifications. 2. SCOPE OF WORK. This contract is to provide construction inspection as required for the construction of the aforementioned improvements. Inspections are to be performed as required by the plans and specifications, building department, and project manager. Assigned Inspectors shall possess a thorough understanding of all requirements of the construction documents, as well as `personnel knowledge' of all work done the project as defined in section 1602] of the California Health and Safety Code. Inspector shall provide duties of the project inspector per section 4-214 and 4-219 of the 2007 California Building Code The City shall expand or contract the duties of the inspector as necessary depending on the project construction schedule and the requirements of the City Building Official. Duties of this contract may include, but is not limited to, the following: ^ Pre-Construction Plan Reviews as directed by the City. ^ Personally observe, check and measure items, materials and installation procedures placed in the construction for compliance to governing codes, the contract documents, technical instructions from design professionals and directives from the City Representative. ^ Identify, document, and report deviations in the construction from approved construction documents. ^ Record the design professional's or his consultants' verbal instructions during field supervision trips in the inspector's daily log for that day or on the field instruction sheet. ^ Prepare construction inspection reports describing the general work performed, noting problems, rejections inspections & tests completed and unusual events. ^ Document and promptly notify the the City Representative of any observed irregularities or non-conforming work or products.
