CONDITIONS OF APPROVAL <br />PLN2007-00074 <br />1629 Marybelle Avenue <br />Adolfo M. Martinez (Applicant) and Marisela Nava (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through D, attached to <br />the staff report dated March 4, 2008, except as hereinafter modified. (Exhibits are <br />on file in the City of San Leandro Community Development Department, 835 East <br />14th Street, San Leandro, California, 94577). <br />Exhibit A -Site Plan with Adjacent Dwellings <br />Exhibit B - Streetscape & Daylight Plane Illustration <br />Exhibit C -Proposed First and Second Story Floor Plans <br />Exhibit D -Elevations <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major View Preservation/Site Plan Review and shall be <br />substantially completed one year after commencement of construction. For the <br />purpose of compliance with this condition, commencement of construction shall <br />be defined as the construction of a substantial portion of the building foundation <br />structures. <br />D. This Major Site Plan Review allows for approximately 1,464 square feet of new <br />livable space - 501 square feet to the first floor and a new approximately 963 <br />square-foot second story - to be added to the existing 1,003 square-foot single- <br />story, single family home. The resulting new total livable area of the residence <br />would be approximately 2,467 square feet; 1629 Marybelle Avenue; Assessor's <br />Parcel Number 77A-641-27; A. Martinez (applicant) and M. Nava (property <br />owner); RS, Residential Single-Family District. <br />E. Prior to submittal for a building permit, specifications, including the manufacturer, <br />of the proposed exterior siding for both the residence and the detached garage, shall <br />be provided to the Zoning Enforcement Official for review and approval. <br />F. Prior to issuance of a building permit, revisions shall be made to the front <br />elevation of both the first and second story and shall include the following <br />elements: <br />1.
