L. applicant shall construct all new utilities underground. No overhead utilities shall <br />serve the new unit. <br />M. Applicant shall direct all roof down spouts to drain onto landscaped areas. Applicant <br />shall construct on-site impervious surfaces to drain storm water to landscaped areas. <br />N. Applicant shall provide the off-street parking spaces as indicated on the exhibits <br />(plans). The two uncovered spaces at the rear of the property shall remain free and <br />clear of any storage or impediment to permit their use as available vehicle parking <br />spaces. <br />V. FIRE DEPARTMENT <br />A. Prior to occupancy, the project shall comply with all the applicable Building and Fire <br />Codes as adopted by the City of San Leandro. Building construction plans shall be <br />submitted and approved prior to start of any work. <br />VI. POLICE DEPARTMENT <br />A. The applicant shall submit typical details and specifications for the security of the <br />new residence; details subject to the review and approval of the City of San Leandro <br />Police Department and the Community Development Director. Said details and <br />specifications shall include, but are not limited to, dead bolt locks, front-door door <br />viewers, sliding glass door and window locking and anti forced entry devices. <br />B. All building addresses shall be placed in such a position as to be plainly visible and <br />legible from the street. Said numbers shall contrast with their background and be <br />visible at night. Details including number size and location shall be submitted for the <br />review and approval of the City of San Leandro Police Department, Fire Marshal and <br />the Community Development Director, prior to issuance of building permits. Specific <br />property addresses will be assigned by the City's Building and Safety Division of the <br />Community Development Department. <br />VII. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. The fencing shall be structurally sound and well maintained at all times; any damage to <br />the fence shall be promptly repaired. <br />C. Any graffiti shall be removed from the building walls and the perimeter fencing. <br />D. All approved and required landscaping on the property shall be maintained in a healthy <br />growing condition at all times; any damaged or unhealthy plants shall be replaced <br />promptly. <br />E.
