Zoning Code Amendments 5 Ocober 6, 2008 <br />^ Finally, Article 6, Section 2-630 fixes an error as Artist Studios are conditionally permitted <br />uses in the SA-2 zone. <br />Desi n Standards in the DA Zones for Proiects Requiring Site Plan Review <br />Article 6, Section 2-698 Review of Plans. As stated above, projects in the DA zones will now be <br />subject to certain new design and amenities standards. This will also apply to lots under 20,000 <br />square feet where the applicant is seeking a Conditional Use Permit in order to build at the higher <br />density level (for lots greater than 20,000 square feet). The existing zoning code does not specify <br />that projects in DA zones have minimum design standards apart from the Site Plan Review <br />process. <br />Pronosal• <br />^ Staff is proposing the following design amenities for DA zoned projects and for lots <br />under 20,000 square feet seeking a conditional use permit for higher density: <br />^ Article 6, Section 2-698 (D) <br />Projects subject to site plan review shall include a minimum of seven of the <br />following amenities and design criteria that enhance the quality of tenants living or <br />the appearance of the project and which are not cited elsewhere in this Division: <br />1. Open space <br />2. Common areas that are not private balconies <br />3. Tenant activity areas (examples: joint eating and cooking areas, play areas, <br />running track; screening room, lounges, community room, fitness rooms, <br />swimming pool) <br />4. Use of solar energy in the design of the building <br />5. Use of three or more colors <br />6. Use of three or more materials on the facade <br />7. Public Art <br />$. Storage Rooms <br />9. Main door-staffed with attendant <br />10. Bicycle lockers <br />11. Turf block concrete pavers or decorative paving on exposed driveways and <br />parking areas <br />12. Practical and usable furniture in common areas <br />13. Bay Windows <br />14. Car share program <br />15. Transit pass program. <br />Off-Street Parking <br />^ Article 17, Section 4-1702 subparagraph "I" in regards to the computation of spaces <br />relative to fractional numbers, this code section is onerous and does not follow <br />mathematical rules. <br />
