III. GENERAL REQUIREMENTS <br />A. Plans must be submitted to Building Safety Services and a building permit obtained <br />prior to making any tenant improvements necessary to create the new, larger open <br />room. <br />B. Prior to issuance of a Certificate of Occupancy, all applicable Fire and Building <br />Code requirements shall be completed to the satisfaction of the Alameda County <br />Fire Marshall and the City of San Leandro Chief Building Official. <br />C. Signage for this business shall be in keeping with the existing sign program for <br />the building, and a sign permit obtained prior to installation. <br />D. The project site shall be well maintained and shall be kept free of litter and debris at <br />all times. <br />E. Any graffiti shall be promptly removed from building walls, windows or doors. <br />F. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />G. No application for amendment of the application or Conditions of Approval maybe <br />submitted or accepted for processing by the City unless (i) there is full compliance <br />with all terms of the application and Conditions of Approval; or (ii) the <br />Development Services Director waives compliance with the terms of the application <br />and Conditions of Approval pending application for amendment. <br />H. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on November 6, <br />2QQ9, unless a) a business license has been issued, coupled with diligent progress <br />evidencing a good faith intent to commence the intended use, or b) a written request <br />for aone-year extension of the use permit is approved by the Zoning Enforcement <br />Official. <br />Conditions of Approval December 4, 2008 <br />PLN2008-00042 Page 4 of 4 <br />
