Prior to the issuance of any building permits for the project, the Applicant shall <br />obtain an Encroachment Permit from the Engineering and Transportation <br />Department for any work within the public right-of--way. <br />VL FIRE DEPARTMENT REQUIREMENTS <br />A. The project shall comply with the applicable 2001 California Building and Fire <br />Codes as amended in 2006 by the City of San Leandro. This is based on the <br />existing State of California licensing for a maximum of 30 clients. Building <br />construction and/or change of use plans shall be submitted and approved prior to <br />start of any work or occupancy. <br />VII. BUILDING AND SAFETY DIVISION REQUIREMENTS <br />A. Prior to issuance of a business license for this use, a building permit shall lae <br />obtained from the City of San Leandro Building and Safety Services Division that <br />addresses the change of occupancy from an Office ("B" occupancy) to an <br />Institutional ("I" occupancy) Said building permits shall address building <br />accessibility per the following parameters: <br />i. Number of disabled parking stalls should be based on 2007 California <br />Building Code. <br />ii. At least one van-accessible parking stall is required. <br />iii. All disabled parking stalls should be located as close as possible to the <br />main entrance of building. <br />iv. Disabled parking signage and curb ramps must be updated to new code <br />requirements if they do not comply. <br />v. Bathrooms must be accessible for disabled persons. <br />B. The structural life/safety portion of the building that is going to be occupied as an <br />"I" occupancy shall be reviewed by a Civil or Structural engineered who is <br />registered in California for its adequacy based on the San Leandro Building Code. <br />VIII. MAINTENANCE <br />A. The site shall be well-maintained and shall be kept free of litter, debris and weeds. <br />B. Any graffiti on the portion of the property occupied by the applicant shall be <br />removed. <br />C. All landscaping in the play area shall be maintained in a healthy, growing condition <br />at all times. <br />D. All signage shall be kept in a good, clean, sound condition at all times; any damages <br />shall be promptly repaired. <br />Conditions of Approval February 21, 2008 <br />PLN2008-00001 Page 5 of 6 <br />
