9.A11 "found monuments" shall be tied by survey and described with tag numbers <br />and recorded references. Two found monuments of Record (approved by <br />Engineering and Transportation Department) must appear in a statement and be <br />labeled in each sheet of the map. A monument line shall be shown in all sub- <br />division streets with monument set inright-of--way. Elevation shall be shown on at <br />least one monument disk or Permanent Corner set to Datum City of San Leandro <br />with X, Y, Z, NAVD88. <br />10. The proposed Conditions, Covenants, and Restrictions (CC&Rs) for the <br />condominium project on Lot 2 shall be approved by the City prior to approval of <br />the final map for that lot. <br />11. Prior to the recordation of the final map with the Alameda County Recorder, <br />Subdivider shall submit to the City Engineer a computer disk with a file of the <br />points and lines of the final map in an AutoCAD-readable format compatible with <br />the City's Automated Mapping System. Additional Subdivider is to provide a <br />computer disk that includes AutoCAD -readable files of the public and private <br />improvements, PDF files of geotechnical reports, hydraulic reports and any other <br />required submitted documents. <br />VI. PROJECT SITE IMPROVEMENTS <br />1. All electrical, gas, and water meters shall be located such that they will not be <br />visible from the street or common driveway, or these units shall be screened or <br />enclosed. The screen or enclosure shall be painted to match the color of the <br />exterior building wall that it is affixed to. <br />2. Within the habitable areas of the dwellings, exterior sound transmission <br />control measures shall be provided to prevent the intrusion of exterior noise. <br />Prior to approval of building permits, the developer shall submit evidence that <br />interior noise levels attributable to exterior sources will not exceed an average <br />of 45 dBA in any habitable room. 'The measures shall include the proper wall <br />construction, window glazing and weather-stripping, exterior doors that are <br />solid-core, well fitted and weather-stripped. In addition, keeping the windows <br />closed would necessitate the installation of mechanical systems to ensure <br />adequate ventilation is provided. <br />3. Prior to approval of the final building plans for building permits, the developer <br />shall submit evidence that all residences comply with Title 24 Code, to the <br />satisfaction of the Building Official. <br />4. All plans shall be engineered by a registered structural engineer retained by the <br />developer. To minimize the risk of damage to any development from strong <br />ground shaking during an earthquake, structures shall be constructed using the <br />site-specific provisions of the most recent construction code enforced by the <br />City. <br />5. The developer shall employ the engineer responsible for the structural design, <br />or another engineer designated by the engineer responsible for the structural <br />Vesting Tentative Map 8010/ PLN2008-00054 Page 9 <br />Conditions of Approval March 2, 2009 <br />
