Approval of this project at this early stage is based on the applicants <br />understanding a flexibility to specifically comply with the above condition at a <br />later date. Design changes would only occur if the applicant is unable to meet <br />the above condition at a later date. <br />XII. INCLUSIONARY REQUIREMENT <br />1. Prior to filing the final map the applicant shall enter into an Inclusionary <br />Housing Agreement with the city formalizing an Inclusionary Housing Plan. <br />XIII. GENERAL CONDITIONS <br />1. Prior to approval of the Final Map, a lighting plan and specific driveway <br />lighting details regarding location, candle power, and light levels shall be <br />reviewed and approved by the City Engineer. <br />2. Any on-site driveway lighting shall be high pressure sodium or other energy <br />conserving lighting and shall be designed and located so as not to interfere <br />with traffic on adjacent streets and so as not to shine on adjacent properties, <br />details subject to the approval of the City Engineer. In addition, any on-site <br />driveway lighting shall include decorative posts and/or fixtures where the final <br />details and specifications shall be subject to the review and approval of the <br />Community Development Director. <br />3. Conditions of approval shall be recorded against each created parcel to include <br />a provision in which the homeowners and/or residents of the property shall not <br />park or store boats, trailers, camper tops, inoperable vehicles and the like <br />outside the buildings, within the project. In addition, the recorded conditions <br />shall include a provision in which the homeowners shall not obstruct the <br />garage to prevent its use far vehicle parking. Furthermore, the recorded <br />conditions shall include a provision prohibiting the use of the rear private yard <br />areas for outdoor storage and prohibiting the areas from appearing cluttered. <br />The conditions shall state the rear yards can be furnished with plants and patio <br />furniture. These conditions shall be included in the CC&Rs if applicable. <br />4. All exterior mechanical equipment such as air conditioning/heating units and <br />radio/television antennas shall be screened from view so as not to be visible <br />from adjacent properties or streets to the satisfaction of the Community <br />Development Director. This condition shall not apply to wireless cable <br />receivers that do not exceed three feet in diameter. <br />5. A range of energy conservation measures, such as use of energy-conserving <br />appliances and indoor and outdoor lighting, shall be incorporated into the final <br />building plans, to substantially reduce average per capita daily consumption. <br />Vesting Tentative Map 8010/ PLN2008-00054 Page 13 <br />Conditions of Approval March 2, 2009 <br />
