CONDITIONS OF APPROVAL <br />PLN2007-00028 -199] Fairway Drive <br />Fairway San Leandro LLC (Applicant/Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through E, dated May 20, 2008, <br />except as hereinafter modified. (Exhibits are on file at the City of San <br />Leandro, Community Development Department, 835 East 14th Street, San <br />Leandro, California, 94577). <br />Exhibit A -Site Pla7~ <br />Exhibit B - Floor Plan <br />Exhibit C - Elevations <br />Exhibit D -Landscape Plan <br />Exhibit E - Exterior Materials Color Board <br />B. The developer shall be responsible for assuring that any successor in interest <br />who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning <br />Enforcement Off cial approval and shall be substantially completed one (1) <br />year thereafter. For the purpose of compliance with this condition, <br />commencement of construction shall be defined as the construction of the <br />building foundation. <br />II. PERMITTED USE <br />A. This Site Plan Review is an approval to construct a new approximately <br />56,000 square foot concrete tilt-up warehouse with a 16-bay loading dock for <br />warehouse and distribution and including associated administrative offices of <br />approximately 6,000 square feet in area, on a newly created parcel <br />comprising of approximately 148,294 square feet in size. The new parcel <br />was created from undeveloped land; therefore, other onsite improvements <br />include paving of the site, provisions for 51 off-street parking spaces plus <br />three (3) handicapped spaces, and approximately 15,420 square feet of <br />landscaped areas. The building would not exceed 31 feet in height. Any <br />request for a change m the proposed building materials and/or colors and/or <br />site improvements shall be submitted in writing and shall require prior <br />approval by the Zoning Enforcement Official. <br />B. No application for amendment of the application or Conditions of Approval <br />July be submitted or accepted for processing by the city unless (i) there is full <br />compliance with all terms of the application and Conditions of Approval; or <br />(ii) the Zoning Enforcement Official and/or Community Development Director <br />can waive compliance with the terms of the application if they are minor in <br />content <br />PLN2007-00028 May 20, 2008 <br />Conditions of Approval Page 3 of 10 <br />
