L. If available, provide infoi-~nation on the quantities and type of hazardous <br />materials stored or used in the building. The project shall comply with UFC <br />articles 79 and 80. <br />M. Manual Gates. Each manually operated gate that serves as a means of fire <br />access shall have installed a Knox Key Box accessible from the entrance side <br />of the gate. <br />N. Automatic Gates. All electrically controlled gates shall be provided with an <br />emergency gate over-ride Knox key switch for fire department access. <br />VII. ENVIRONMENTAL SERVICES <br />A. In the event the facility will store over 55 gallons, 200 cubic feet or 500 <br />pounds of hazardous material, prior to issuance of a Certificate of <br />Occupancy, a Hazardous Materials Business Plan (HMBP) shall be submitted <br />to the Environmental Services Division for the storage and use of planned <br />hazardous materials and/or generation of hazardous waste. The plan is <br />subject to the review and approval of the Environmental Services Division. <br />However, if the facility will store less than 55 gallons, 200 cubic feet or 500 <br />pounds of hazardous material, prior to issuance of a Certificate of <br />Occupancy, a Small Quantity Registration shall be submitted to the <br />Environmental Services Division for the storage and use of planned <br />hazardous materials and/or generation of hazardous waste. The registration is <br />subject to the review and approval of the Environmental Services Division. <br />B. All fees and changes related to Environmental Services programs shall be <br />paid promptly in full. <br />C. Compressed gas cylinders and tanks shall be secured to prevent falling due to <br />contact, vibration or seismic activity. (See Uniform Fire Code7401.6.4 for <br />acceptable securing methods. In the event cylinders are stored outdoors, the <br />applicant and/or property owner shall submit a request in writing including a <br />proposed site plan and screening details/elevations for the review of the <br />Zoning Enforcement Official and the Environmental Services Division. Said <br />plans for the storage of cylinders outdoors shall have details illustrating <br />secured gates and locked enclosure(s) with the exempt amounts listed in the <br />Uniform Fire Code Table (See Uniform Fire Code § 8001.15C). <br />D. Flammable gasses quantities and oxidizing gases quantities shall comply <br />with exempt amounts per control area as per Uniform Fire Code Table <br />8001.15-A. <br />E. All hazardous waste generated on-site shall be handled and disposed of <br />pursuant to applicable local, state and federal law. <br />F. In the event the installation of processes occur outdoors of the building <br />and/ar equipment on a pad outdoors of the building, said outdoor facility my <br />be subject to the Industrial/Commercial Facility Stormwater program and <br />PLN2007-00028 May 20, 2008 <br />Conditions of Approval Page 9 of 10 <br />
