CONDITIONS OF APPROVAL <br />PLN2005-00130 <br />205 Reva Avenue <br />Bhir Niranjan (ApplicantlProperty Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicantlproperty owner shall comply with Exhibits A thru E, attached to the <br />staff report dated February 7, 2006, except as hereinafter modified. (Exhibits are on <br />file in the City of San Leandro Community Development Department, 835 East 14th <br />Street, San Leandro, California, 94577). <br />Exhibit A -Site Plan & Location of Structures on Adjacent Parcels & Streetscape <br />Exhibit B -Elevations <br />Exhibit C -Existing Floor Plan & Proposed First Story Floor Plan <br />Exhibit D -Proposed Second Story Floor Plan <br />Exhibit E -Trim Example <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially <br />completed one year after commencement of construction. For the purpose of <br />compliance with this condition, commencement of construction shall be defined <br />as the construction of a substantial portion of the building foundation structures. <br />D. This Major Site Plan Review permits the construction of an addition of 1,018 <br />square feet to the existing first story and a new second story with approximately <br />2,568 square feet, resulting in approximately 3,671 square feet of new living area, <br />to the existing 1,118 square-foot single-story home, plus a new 425 square-foot <br />detached garage at 205 Reva Avenue, Alameda County Assessor's Parcel Number <br />748-124-10. <br />E. The proposed deck on the south elevation of the second story, for the proposed <br />master bedroom suite, will be removed to accommodate privacy concerns of an <br />adjacent neighbor. <br />F. Prior to issuance of building permits, details on the following items must be <br />submitted for the review and approval of the Zoning Enforcement Official: <br />1. Specific story band material and size, for the west (rear) and south side <br />elevations; <br />2. Specific details on the size and type of deck materials, including the railings; <br />3.
