' i. ~ <br />4. Specific details on window type (i.e., wood, vinyl, aluminum) and window <br />trim; <br />5. Specific details on the type of design of all exterior doors. <br />G. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit. For the purposes of this <br />condition, installation of any appliances for cooking, including, but not limited to <br />a stove, hot plate or microwave oven, in any room other than the individual <br />kitchen in the existing dwelling unit within the single-family home, shall be <br />deemed the creation of an additional kitchen and therefore creation of an <br />additional dwelling unit. Specifically, bedrooms or any room other than the <br />designated kitchen in the home on the property shall not have any other kitchen <br />and shall not be acknowledged as a separate dwelling unit at the subject property. <br />H. Prior to issuance of a building permit, a Deed Restriction limiting the use of the <br />property to asingle-family dwelling shall be recorded in the office of the County <br />Recorder of Alameda County. <br />I. Pursuant to Zoning Code Section 2-520 (Maximum Dwelling Unit Occupancy), a <br />zoning permit shall be required for occupancy of a dwelling unit by more than ten <br />(10) persons eighteen (18) years or older. <br />J. Prior to issuance of a building permit, all non-permitted work recently done to the <br />rear yard accessory structure shall be corrected and the structure brought into <br />compliance with the requirements of Zoning Code Section 2-546, which regulates <br />the size and location of such structures. <br />IL GENERAL CONDITIONS <br />A. All structures shall be structurally sound and well maintained at all times; any <br />damage to the structures shall be promptly repaired. <br />B. Any graffiti on the property shall be promptly removed. <br />C. Construction activity shall not commence prior to 7:00 a.m. and shall cease by <br />7:00 p.m. Monday through Friday, and no construction is permitted on <br />Saturdays or Sundays. No such construction is permitted on Federal holidays. <br />As provided in this City of San Leandro's Noise Ordinance (ORDINANCE NO. <br />2003 - 005}, "construction" shall mean any site preparation, assembly, erection, <br />substantial repair, alteration, demolition or similar action, for or on any private <br />property, public or private right-of--way, streets, structures, utilities, facilities, or <br />other similar property. Construction activities carried on in violation of this <br />Article may be enforced as provided in Section 4-11-1130, and may also be <br />enforced by issuance of a stop work order and/or revocation of any or all permits <br />issued for such construction activity. <br />Agreement to Conditions February 7, 2006 <br />PLN2005-00130 Page 4 of 5 <br />
