CONDITIONS OF APPROVAL <br />PLN2008-00047 <br />Administrative Review <br />2179 East 14th Street <br />Grocery Outlet Corporation (Applicant) and 1027 A Street LLC and the Trust of J. Colon <br />and E. Ross (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A through I, dated <br />December 18, 2008, except as hereinafter modified. (Exhibits are on file at the City <br />of San Leandro Community Development Department, 835 East 14th Street, San <br />Leandro, California). <br />Exhibit A -Floor Plan <br />Exhibit B -Elevations <br />Exhibit C -Site Plan with Landscape Plan <br />Exhibit D -Site Plan with Monument Sign <br />Exhibit E - Elevations with Signs <br />Exhibit F - Building Signs <br />Exhibit G -Building Signs with Attachment <br />Exhibit H -Monument Sign <br />Exhibit I - Color Board with Exterior Paint Samples <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this approval is informed of its <br />terms and conditions. <br />C. Construction of tenant improvements shall commence within one (1) year <br />following Zoning Enforcement Official approval of the Administrative Review <br />and shall be substantially completed one year after commencement of <br />construction. For the purpose of compliance with this condition, commencement <br />of construction shall be defined as the construction of a substantial portion of the <br />tenant improvements. <br />II. USE RESTRICTIONS <br />A. This Administrative Review approves the operation of an approximately 13,223 <br />square-foot supermarket within the existing building at 2179 East 14th Street; APN <br />77-556-57-6. <br />B.
