Matter of Cherry City Subdivision; The De Silva Group. <br />-- General Plan Amendment to Include Residential Development as a Use in <br />the Peralta Avenue Area, West of San Leandro Boulevard; (1428) <br />-- A-98-8; Reclassification from IG Industrial General and IG(S) Industrial <br />General, Special Overlay District to RS(PD) Residential, Single-Family, <br />Planned Development Overlay District; <br />-- PD-98-2 and Vesting Tentative Man. Tract 7078; Planned Development and <br />Tentative Map to Construct a 354-Unit, Single-Family Home and Courtyard <br />Home Subdivision in a 44.6-Acre Area Bounded by the BART Right-of--Way <br />to the East, the San Leandro Creek to the South, the Southern Pacific Railroad <br />Right-of--Way to the West, and the San Leandro-Oakland Border to the North; <br />the Subdivision Will Have Access from Alvarado Street by a New Bridge Over <br />the San Leandro Creek; Access to San Leandro Boulevard Via Peralta Avenue <br />Will Be for Emergency Purposes Only; Assessor's Parcel Numbers 75-155-1- <br />2, 2-2, 2-8, 2-11, 2-12, 4; 75-207-1, 3-1, 4-1, 5-1, 6-1, 6-4, 7-1, 7-2, 7-3, and <br />8-2; The De Silva Group. <br />This being the time and place for the Public Hearing on the above matter, Steve <br />Emslie gave a brief staff report and introduced Elmer Penaranda, who reviewed <br />the project in great detail. In conclusion, he noted the Planning Commission <br />recommends that the Council take the actions noted on the Agenda and approve <br />the project. <br />Aidan Barry, The De Silva Group, 11555 Dublin Boulevard., Dublin, Representing <br />The De Silva Group, gave a detailed presentation of their project and urged <br />Council's approval. <br />The Council clarified various aspects of the proposal, such as, exteriors of the <br />homes, emergency-access gates, parking, backyard space, soundwalls, the impact <br />on the School District, and access to the development from surrounding areas. <br />The Hearing was then opened to the public. <br />Tom Guarino, San Leandro Chamber of Commerce, addressed the Council in <br />support of the Cherry City Project. <br />Harvey Leiderman, Steefel, Levitt & Weiss, Attorneys Representing <br />Dependable Furniture Manufacturing, addressed the Council regarding <br />concerns surrounding the relocation of Dependable Furniture Manufacturing. <br />They expect to be able to sign an agreement with The De Silva Group for <br />
