12. If the design of any site improvement in any phase requires encroachments onto <br />neighboring properties during construction, written agreements with that property <br />owner shall be submitted to the City Engineer, for review and approval, prior to <br />approval of the Final Map. <br />13. The tentative maps are a general plan of development. All details of construction, <br />including, but not limited to, on-site pavement slopes, pavement section design, <br />illumination, drainage, etc., are subject to the approval of the City Engineer. <br />14. Any existing concrete improvements, utilities, pipelines and other appurtenant <br />structures, that are to remain after development, if damaged during construction, <br />shall be replaced to the satisfaction of the City Engineer. <br />15. All "found monuments" shall be tied by survey and described with tag numbers <br />and recorded references. Two found monuments of Record (approved by <br />Engineering and Transportation Department) must appear in a statement and be <br />labeled in each sheet of the map. A monument line shall be shown in all sub- <br />division streets with monument set in right-of--way, Elevation shall be shown on <br />at least one monument disk or Permanent Corner set to Datum City of San <br />Leandro with X,Y,Z, NAVD88. <br />16. Property line on each lot shall be designated with a cross marked on the sidewalk <br />and a 2" x 2" x 12" redwood stake with tack at each rear corner and each angle <br />point along the lot lines. <br />17. Any retaining walls required due to difference in grades between the lots and <br />public right-of--way shall be constructed of concrete or concrete block of a design <br />approved by the City Engineer. <br />B. STREETS & DRIVEWAYS <br />1. "No Parking" shall be designated where spacing between the driveways is less <br />than 22 feet. <br />2. The subdivider shall remove the existing rolled curb and gutter and handicap <br />ramps and replace them with standard full height curb and gutter and handicap <br />ramps along the entire project frontage on Virginia Street. In addition, remove <br />and replace any broken curb, gutter, and sidewalk, and remove any driveways on <br />Davis Street. <br />3. The subdivider shall remove existing rolled curb and gutter and construct new <br />standard curb and gutter and widen the roadway 2 feet to accommodate two <br />southbound travel lanes on Douglas Street. Any additional width of the roadway <br />required will be taken from the width of the sidewalk and which will be <br />determined upon submittal of the improvement plans. Also, subdivider shall <br />provide required striping on Douglas Street and Davis Street intersection. <br />Conditions of Approval Page 3 of 6 Tract 7568 <br />
