2. Prior to approval of the Final Map, the subdivider shall prepare a landscaping and <br />irrigation plan for review and approval by the Development Services Department <br />and the Engineering and Transportation Department. The landscape plan shall <br />include species, size, quantities, and location and shall incorporate the proposed <br />street trees along the project frontage. All landscaping shall be designed with <br />efficient irrigation practices to reduce runoff, promote surface infiltration, and <br />minimize the use of fertilizers and pesticides that can contribute to stormwater <br />pollution. Landscaping and other surface features shall be located as not to impair <br />sight distance at driveways. <br />3. Subdivider shall plant street trees with City standard street tree planting and <br />staking within the project frontages along Virginia Avenue and Douglas Street and <br />replace missing tree on Davis Street. Also, the subdivider shall install tree grates <br />and frames on the existing tree wells by removing brick pavers on Davis Street. <br />Size, manufacturer, and installation shall be as per the direction of the City <br />Engineer or manufacturer's recommendation. The subdivider shall also maintain <br />all proposed street trees in a healthy growing condition for a period not less than <br />three years after planting. Street tree spacing and locations shall be approved by <br />the City Engineer.
