However, developers may sometimes be able to, or are required by conditions of <br />approval, to deed park land to the City according to the park standards, saving acquisition costs <br />for the City. Tt is to the City's advantage to retain the option of receiving park land dedications <br />in-lieu of full fee payments. As mentioned above, current land values are <br />significantly higher than those used to establish the Park Facilities Development Impact Fees, <br />improvement costs have significantly increased, and as earlier noted, occupancy rates have <br />increased for all unit types. Therefore, in order to ensure the current standard of park facilities of <br />4.86 acres per 1,000 population is maintained with the increase in population from future <br />developments, the current fees require adjustment. <br />
