EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL MAP FOR TRACT 7560 <br />82 CIIUIVIALIA STREET <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7560 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the subdivider has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which <br />are described below, for Vesting Tentative Map Tract 7560. <br />CONDITIONS OF APPROVAL <br />1. The proposed development shall comply with City ordinances, policies and regulations. All <br />improvements shall be in accordance with the City's Design Standards, Specifications and <br />Standard Plans unless otherwise specifically approved by the City Engineer. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in which <br />the applicant may protest the imposition of any fees, dedications, reservations, or other <br />exactions imposed on this Project by these Conditions of Approval) will begin on the date of <br />the conditional approval of this Project. If you fail to file a protest within this 90-day period, <br />complying with all of the requirements of Government Code Section 66020, you will be legally <br />barred from later challenging any such fees, dedications, reservations or other exactions. <br />3. Prior to the issuance of any building permits for the project, the developer shall pay the Park <br />Impact Fee, Sewer Connection fee, Development Fee for Street Improvement (DFSI), desig~l <br />review fees, permit fees, inspection fees, and other fees as required by City Ordinances and <br />regulations. <br />4. Design review fees, permit fees, inspection fees, and any other fees charged by the City or <br />other reviewing agencies for the review, approval, permitting and inspection of the public <br />improvements shall be paid by the Applicant. <br />5. Property owner shall dedicate or widen as needed right-of--way to widen Hyde Street to the full <br />50 feet of right-of--way evenly divided between the adjacent properties. The curb-to-curb <br />distance shall be 36 feet with the use of 10-foot radius curb returns at the corner of Chumalia <br />Street and Hyde Street. The distance from the face of curb to the right-of--way shall be 7 feet <br />and the total sidewalk width shall be 6.5 feet from face of curb to back of walk. A 2-foot <br />planter area is permitted in this sidewalk and a 4-foot clear way is required for the section. <br />Page 1 of 3 <br />
