EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL MAP FOR TRACT 7413 <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7413 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the subdivider has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which <br />are described below, for Vesting Tentative Map for Tract 7413. <br />CONDITIONS OF APPROVAL <br />The following are the Conditions of Approval for Vesting Tentative Map for Tract 7413: <br />A. GENERAL COMMENTS <br />Site Improvement Plans for all on-site improvements and street improvement <br />plans for off-site improvements shall be prepared by a Registered Civil Engineer <br />and approved by the City Engineer prior to approval of the Final Map. All <br />improvements shall be designed and constructed in accordance with the City's <br />Subdivision Improvement Standards. Off-site improvements include, but are not <br />limited to, the following: drainage, utilities and landscaping; water mains and fire <br />hydrants; sanitary sewer system; utility undergrounding; and any other off-site <br />improvements listed herein, or as determined by the City Engineer to be necessary <br />for a complete and acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If the <br />applicant/property owner fails to file a protest within this 90-day period, complying <br />with all of the requirements of Government Code Section 66020, they will be <br />legally barred from later challenging any such fees, dedications, reservations or <br />other exactions. <br />3. Public Utility Easements (PUE) shall be provided over all off-site and on-site <br />improvements that do not already have easements. The subdivider shall dedicate <br />public utility and emergency access easements on the Final Map, as directed by <br />City Engineer's Report Page 1 of 7 Tract Map 7413 <br />
