Subdivider is paying for widening of Doolittle Drive along the project frontage; <br />therefore Development Fee for Street Improvement (DFSI is $3,775 as of 12/18/03) is <br />waived for this project. <br />4. Subdivider shall pay Utility Underground Conversion Fee as per master fee schedule. <br />MINI PARKS, STREET TREES AND LANDSCAPING <br />The Subdivider shall provide and construct parks in accordance with the standards of <br />Section 7-1-800, et seq., San Leandro Municipal Code and as required by the Park & <br />Recreation Commission. The Subdivider could choose to pay Fark Development <br />Impact fee instead of constructing a park in the subdivision or a combination thereof. <br />Prior to issuance of Building Permit subdivider shall pay $3,820 per unit for Park <br />Development Impact Fee considering the project as multi-family units. <br />2. The Subdivider shall prepare a landscaping and irrigation plan for review and <br />approval by the Development Services and Engineering and Transportation <br />Department. The landscape plan shall include species, size, quantities and location. <br />All landscaping shall be designed with efficient irrigation practices to reduce runoff, <br />to promote surface filtration and minimize the use of fertilizers and pesticide which <br />can contribute to runoff pollution. <br />Subdivider shall plant an average of at least one (1) street tree per lot within the <br />project frontages along the new streets, and shall maintain these street trees for not <br />less than three years or until the trees are well established.
