DETAILS OF PROPOSAL <br />Parcel Map 8200 proposes to subdivide the single lot into four parcels to accommodate the <br />rowhomes. The lots will vary from approximately 28 to 38 feet in width. The lots will have a <br />depth of 93 feet. All pertinent easements have been shown, including access easements, utility <br />easements, sanitary easements and storm drain easements. <br />STAFF ANALYSIS <br />The proposed parcel map adequately defines the property line boundaries. The map conforms to the <br />planned development approval to divide the single lot into for parcels (PLN2003-00079). <br />Recommended Condition of Approval <br />Due to the project site's proximity to the Oakland Airport and flight path, staff recommends a <br />condition of approval that the developer (home seller) appropriately disclose to future home <br />purchasers that the property is in an influence area where airport-related noise, overflight, safety, <br />or airspace protection factors maybe discerned on the property. The disclosure shall be provided <br />in such form as a deed restrictions/notifications, and a Prospective Purchasers Agreement. <br />SUMMARY AND RECOMMENDATION <br />1. Parcel Map 8200 is in conformance with the approved planned development to <br />divide the single lot into two parcels (PLN2003-00079). <br />2. Parcel Map 8200 is in compliance with Title VII, Chapter 1 of the San Leandro <br />Municipal Code (Subdivision Ordinance). <br />3. Parcel Map 8200 is in compliance with the Subdivision Map Act (California <br />Government Code). <br />4.
