EXHIBIT A <br />CITY ENGINEER'S REPORT <br />AND <br />CONDITIONS OF APPROVAL FOR <br />PARCEL MAP 8200 <br />1903 DOOLITTLE DRIVE <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-520 of the San Leandro Municipal Code, I have <br />examined Parcel Map 8200 and find that it is in compliance with Title VII, Chapter 1 of the San <br />Leandro Municipal Code and the State Subdivision Map Act because the Subdivider has either <br />satisfied or executed a Subdivision Agreement for the Conditions of Approval listed below. <br />CONDITIONS OF APPROVAL <br />A. GENERAL COMMENTS <br />1. Site Improvement Plans for all on-site improvements and street improvement plans <br />for off site improvements shall be prepared by a Registered Civil Engineer and <br />approved by the City Engineer prior to approval of the Final Map. All improvements <br />shall be designed and constructed in accordance with the City's Subdivision <br />Improvement Standards, Standard Specifications and Standard Plans. Off-site <br />improvements include, but are not limited to, the following: drainage, utilities and <br />landscaping; water mains and fire hydrants; sanitary sewer system; utility <br />undergrounding; and any other off-site improvements listed herein, or as determined <br />by the City Engineer to be necessary for a complete and acceptable public <br />improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If the applicant/property owner fails <br />to file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br />3. Subdivider shall dedicate 12 feet of property along Doolittle Drive for future public <br />right-of--way purposes as defined by the Master Plan of City Streets. Prior to Building <br />Permit issuance Subdivider shall provide a cash deposit of $45,418 in-lieu of <br />completing street widening improvements. <br />Page 1 <br />
