EXHIBIT A <br />CITY ENGINEER'S REPORT <br />AND <br />CONDITIONS OF APPROVAL <br />FOR <br />PARCEL MAP 8336 <br />265 - 295 Park Street <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-520 of the San Leandro Municipal Code, I have examined <br />Parcel Map 8336 and find that it is in compliance with Title VII, Chapter 1 of the San Leandro <br />Municipal Code and the State Subdivision Map Act. <br />CONDITIONS OF APPROVAL <br />I recommend the following Conditions of Approval, which shall be completed prior to the issuance of <br />any Building Permit on the subdivided properties. <br />1. Site Improvement Plans for all on-site and off-site improvements shall be prepared by a <br />registered Civil Engineer and approved by the City Engineer prior to the issuance to Applicant of <br />Building Permits and/or Grading Permits for the Project. All improvements shall be designed <br />and constructed in accordance with the City's Design Standards, Specifications, and Standard <br />Plans, unless otherwise specifically approved by the City Engineer. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (I), the City <br />HEREBY NOTIFIES the Applicant for this Project that the 90-day approval period (in which the <br />Applicant may protest the imposition of any fees, dedications, reservations, or other exactions <br />imposed on this Project by these Conditions of Approval) will begin on the date of the <br />conditional approval of this Project. If the Applicant fails to file a protest that complies with all <br />of the requirements of Government Code Section 66020 within this 90-day period, he/she will be <br />legally barred from later challenging any such fees, dedications, reservations, or other exactions. <br />3. Prior to the issuance of the Building Permit, the Applicant shall pay the Sewer Connection Fee <br />and other fees as required by City ordinances and regulations. <br />4. The Applicant shall pay Park Land Dedication In-lieu Fees in accordance with Section 7-1-$00, <br />et. seq., San Leandro Municipal Code, in the amount of $9,570.00. <br />5. Prior to the issuance of the Building Permit for the Project, the Applicant shall pay a <br />Development Fee for Street Improvements (DFSI) in the amount of $1,8'78.00. <br />6. The Applicant shall remove any broken and uplifted sidewalk, curb, and gutter along the full <br />Project frontage, and shall construct sidewalk, curb, and gutter to City standards in the same <br />location and with the same alignment as the existing curb and gutter.
