EXHIBIT A-1 <br />DETAILS OF DESIGN <br />Design shall be done in accordance with the California Building Standards Code. <br />The scope of this contract includes all architecture and engineering service required to <br />complete the work. No work shown on the plans or listed in the specifications shall be <br />`design build' unless it is specifically listed herein, or approved in writing by the City. <br />The interior portion of the fire suppression sprinkler system (if so equipped) maybe <br />design build. All exterior piping up to and including the fire service riser shall be <br />designed under this contract. <br />Unique, proprietary, or experimental designs and materials are prohibited. <br />Specification shall be CSI format. Front end specifications (section 0000 - 0999) shall <br />be prepared by the City. Contractor shall prepare all other specifications. Contractor <br />shall coordinate the work with the front end specifications prepared by the City. <br />Performance specifications are prohibited. Specifications shall be coordinated with the <br />plans. <br />A soils report and some topographic information have been provided by the City. <br />The soils report contains recommendations for design and construction. Design work <br />shall be done in accordance with the recommendations. Contractor shall communicate <br />with the soils engineer as required to clarify or understand the recommendations. The <br />soils report is not a construction document; recommendations for construction shall be <br />included and shown completely on the plans and in the specifications. The City shall be <br />responsible to secure a review of the plans at 100% CD level by the soils engineer to <br />verify conformance with the recommendations. <br />The project is partially funded by a grant from the State of California. Work shall be <br />done in accordance with Chapter 16 of Title 24, see attachment 1. Various submittals <br />with specific requirements will be required by the State of California, see attachment 1. <br />Work associated with preparing these submittals is included. The State will issue <br />comments after each submittal; work associated with reviewing, discussing, researching, <br />and responding to the comments is included. <br />The City of San Leandro has budgeted $3,500,000 for the construction of improvements <br />including demolition of the existing library, FF & E, signage, and contingency (at 15%) <br />but excluding demolition of the existing office building, permit fees, inspection costs, <br />technology, and utility company fee's. Contractor shall be responsible for designing <br />within the budget, should estimates indicate that the contingency is below 7% then the <br />contractor shall redraw the plans as required to make the estimate match the budget. <br />The City has a standard door hardware specification guideline.
