E~IIBIT A <br />SCOPE OF SERVICES <br />1.Q )Ciescription <br />The CitS~ of San Leandro corporation yard (public works service center) at 14200 <br />Chapman Road, San Leandro contains nine buildings of various construction and ages. <br />There is an Administration building of woad frame construction, a garage of tilt up <br />concrete construction, and seven other buildings that are steel `butler type' buildings. <br />Two of the steel buildings have `finished' spaces inside. This contract is for a written <br />report with evaluations of each building, conceptual repair options far any building that <br />requires work, and construction cost estimates of the repairs. <br />~.0 Scope of Work <br />2.1 City tasks Provide architectural and structural. plans of Garage and <br />Administration building, provide foundation plans for other buildings. Provide <br />soils report. <br />2.2 Contractor tasks <br />a. Review information provided by City <br />b. Perform a walkthrough evaluation of each building to generally document as- <br />built conditions suitable for preliminary evaluation <br />c. Prepare framing plans and sections to generally illustrate building <br />construction primary components acrd to assist in identification of deficiencies <br />and rehabilitation scope. <br />d. Perform a seismic vulnerability assessment of the structures using the <br />Guidelines established in the Handbook far the Seismic Evaluation of <br />Buildings, FEMA 310, Federal Emergency Management Agency, January <br />1998. Using the Tier 1 procedures, an evaluation will be performed for a hfe <br />safety performance level (Adnunistration building will be hnmediate <br />Occupancy). The results of these assessments will include identification of <br />potential deficiencies of the primary lateral force resisting system. <br />e. Identify minimum scope of work for each building tv meet the above criteria <br />pursuant to the requirements of Chapter 10 of FEMA 356, Prestandard and <br />Commentary for the Seismic Rehabilitation of Buildings, November 2000. <br />Develop an opinion of probable construction cost. <br />f. Prepare a report that summarizes findings as detailed in section 2.3. <br />2.3 Deliverables <br />90% draft report - 3 copies. <br />Final report - 6 copies, and electronic files. <br />Reports shall include a description of the building and the existing lateral farce <br />resisting system, summarize the evaluation process, and conceptually describe <br />any retrofit work.
