Plans to <br />assume replacement of all M/E/P fixtures and equipment, and to include a lighting plan <br />- Civil engineering, drawings, including necessary grading and drainage improvements. <br />Includes design of new sidewalk drain to West Estudillo, and/or storm drain connection to <br />Clarke Avenue as necessary, as well as new street sidewalk improvements for ADA <br />compliance as necessary. <br />- Landscape plan. [nclude front planter, proposed trellis area, landscaping along a 20-30~ wide <br />swath of open area along the exterior frontage with the Casa Pcralta property, as well as an <br />irri~,ation plan (Assume irrigation mains can be reused and fitted with new irrigation <br />fixtures). <br />• Topo~~raphic survey. Survey to include: <br />- Building perimeter and linished floor elevation <br />- Fronta~~e sidewalk, curb and gutter. Extend survey to 1 ~-feet o~i either side of buildin~~ and <br />include ac pavement with parking stripe locations. <br />- Adjacent 30-foot wide section of the Casa Pcralta park property along the western frontage <br />of proposed buildin~~ improvements. <br />- Relevant 'spot' information from the Casa Pcralta grounds; including information on existing <br />storm drainage structures in Casa Pcralta (tlm-ee inlets within courtyard, and drop inlet on <br />Clarke avenue), corners of the Casa Pcralta buildings, and perimeter fence / opeuin~~s along <br />West Estudillo frontage. <br />• Plot plan and associated legal description for property merger /lot line adjustment. <br />• Furniture and fixtures plan for interior non-fixed furlishings, fixttiu-es, and lighting. <br />• Construction cost opinion- <br />s Project drawings to be in Autocad 14 compatible format and provided to the City of San <br />Leandro on compact disk upon completion of project. <br />Exhibit A Page 1 of 2 <br />6112'9> 3201324 West Estudillo Building Renovation <br />
