2. On site EBMUD street fire hydrants with minimum fire flow and spacing in <br />accordance with the San Leandro Uniform Code will be required. Prior to <br />installation, the Fire Department shall approve the location of the fire hydrants. <br />A water supply shall be in place prior to combustible material being moved into <br />any phase of the project. <br />F. SANITARY SEWER SYSTEM <br />1. Sanitary sewer service to the project is proposed by connections to Oro Loma <br />facilities. Prior to the approval of the first Final Map, the Subdivider shall submit a <br />copy of the signed agreement with Oro Loma for the proposed sanitary sewer <br />connection. All required improvements are subject to the review and approval of <br />the City Engineer and shall be constructed as part of the Subdivision improvements. <br />G. UNDERGROUNDING OF OVERHEAD UTILITIES <br />1. Undergrounding of Utilities: All utilities on-site shall be installed to underground <br />facilities including service connections. <br />2. Prior to approval of the first Final Map, the Subdivider shall provide written <br />evidence form utility companies that satisfactory arrangements, including necessary <br />payments, have been made to ensure undergrounding or removal of existing <br />overhead utility lines through the site. <br />H. FEES AND DEPOSITS <br />1. Design review fees, development impact fees, permit fees, inspection fees, and <br />any other fees charged by the City or other reviewing agencies for the review, <br />approval, permitting and inspection of the above listed public improvements shall <br />be paid by the Developer. <br />2. Prior to approval of the final map, Subdivider shall enter into a Subdivision <br />Improvement Agreement and shall post security in the amounts and forms <br />acceptable to the City Engineer. <br />3. Subdivider shall pay Development Fees for Street Improvements (DFSI) as <br />determined by the City Transportation Administrator. <br />4. Subdivider shall pay Parkland-in-lieu for the parkland required as per Section 800 <br />of Chapter 1 Title VII of San Leandro Municipal Code. <br />I. MINI PARKS, STREET TREES AND LANDSCAPING <br />1. The Subdivider shall provide and construct parks in accordance with the standards <br />of Section 7-1-800, et seq., San Leandro Municipal Code and as required by the <br />Park & Recreation Commission. The Subdivider could choose to pay Parkland in- <br />lieu fee instead of constructing a park in the subdivision.
