Uses, activities, and processes shall not cause electromagnetic interference with normal <br />radio or television reception or with the function of other electronic equipment beyond <br />the property line of the site on which they are situated. <br />VII. LANDSCAPING <br />A. Prior to issuance of a building permit, a detailed landscape plan shall be submitted <br />for review and approval by the Community Development Director and shall include <br />such details as 1) tree size, species and location; 2) shrubs and groundcovers; 3) <br />installation specifications; 4) irrigation details. To reduce on-site water consumption <br />and reduce the energy required for the pumping and distribution of water, drought- <br />resistantnative species shall be used for site landscaping where possible. <br />B. Mulching is required. Non-turf areas, such as shrub beds, shall be top dressed with <br />medium decorative bark chip mulch to a depth of two (2) inches, or an approved <br />alternative. <br />C. All new trees shall be double staked. Removal and/or replacement of approved trees <br />require prior approval by the Community Development Director+. <br />D. Prior to issuance of either a Certificate of Occupancy or Approval of the Final <br />inspection, all required landscaping and irrigation shall be installed per the approved <br />plans, with respect to size, number, and species of plants, and provision of adequate <br />irrigation coverage. <br />E. Landscaped areas shall be permanently maintained to preserve plant health and <br />consistency with the design at time of completion and City's final inspection. <br />Maintenance includes watering, weeding, pruning, insect and disease control, and <br />replacement of plant materials and irrigation equipment as needed to preserve the <br />healthy and appearance of plant materials. <br />VIII. SIGNS <br />A. No signs shall be erected without prior approval by the Community Development <br />Director and after first obtaining a building permit. <br />IX. GENERAL CONDITIONS <br />A. 'The property shall be maintained free of litter, debris and weeds. <br />B. The approvals granted by the City as a result of this application as well as conditions of <br />approval, shall be recorded in the office of Country Recorder of Alameda County. <br />C. No application for amendment of this application or conditions of approval may be <br />submitted or accepted by the City unless (i) there is full compliance with all terms of the <br />application and conditions of approval; or (ii) the Community Development Director <br />Conditions of Approval July 16, 2009 <br />PLN2009-00022 Page 9 of 10 <br />
