CONDITIONS OF APPROVAL <br />PLN2009-00016 - 2140 Davis Street <br />Alco Metals and Iron Company (applicant) <br />KKN Properties, LLC (property owner) <br />L COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through G, dated November 3, 2009, <br />except as hereinafter modified. (Exhibits are on file at the City of San Leandro, <br />Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577). <br />Exhibit A -Proposed Site Plan <br />Exhibit B - Existing Site & Demolition Plan <br />Exhibit C - Proposed & Existing Floor Plan <br />Exhibit D -Existing Elevations <br />Exhibit E - Proposed Elevations <br />Exhibit F - 1091 Doolittle Proposed Site Plan <br />Exhibit G -Exterior Color Scheme <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. The Conditions of Approval as set forth in this document shall remain in full <br />effect except as hereinafter modified. <br />D. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. <br />E. Construction shall commence within one (1) year following approval of the <br />revised Site Plan Review, and shall be substantially completed one year after <br />commencement of construction. For the purpose of compliance with this <br />condition, commencement of construction shall be defined as the pouring or <br />construction of a substantial portion of the building foundation structure. Pursuant <br />to Zoning Code Section 5-2218, this approval shall lapse on November 3, 2010 <br />unless a) a building permit has been issued, coupled with diligent progress <br />evidencing good faith intent to commence the intended use, or b) a written request <br />for aone-year extension of the use permit is approved by the Zoning Enforcement <br />Official. <br />IL PERMITTED USE <br />A. This Site Plan approval permits an approximately 24,850 square-foot addition to <br />an existing warehouse and office building for the continued use of the existing <br />building as such and including some related metal fabrication, at 2140 Davis <br />Street; Alameda County Assessor's Parcel Numbers 77A-649-2-4 and 77A-649- <br />17-4. <br />Agreement to Conditions November 3, 2009 <br />PLN2009-00016 Page 3 of 10 <br />
