~^1 October -December 2009 <br />Autographed <br />Footballs Score Big <br />During the fourth quarter of 2009, <br />Main Street Property Services <br />hand-delivered a special gift to <br />targeted retailers and restaurateurs <br />to generate interest in the <br />development of Downtown San <br />Leandro. Footballs autographed <br />by Pete, the "I am San Leandro" <br />spokesperson who plays the role <br />of high school coach, were placed <br />in display cases bearing the <br />Downtown San Leandro logo and <br />given to prospective tenants. This <br />creative marketing approach was <br />designed to show the uniqueness <br />of Downtown San Leandro <br />and encourage restaurants and <br />retailers to tour the area. The <br />footballs were very positively <br />received, and to date eight of <br />the recipients have toured the <br />Downtown. The final two of the <br />original ten footballs will be given <br />out within the coming weeks. <br />Pyzano's, an award-winning <br />restaurant and one of the <br />football recipients, is currently <br />in lease negotiations for a <br />location downtown, proving <br />the effectiveness of this type of <br />guerilla marketing tactic. Main <br />Street continues to use similar <br />guerilla marketing tactics to create <br />excitement about developments <br />in Downtown San Leandro. <br />Fourth Quarter <br />Marketing Recap <br />Main Street Property Services has <br />been busy creating and maintaining <br />buzz about opportunities <br />in Downtown San Leandro: <br />• To continue the success of <br />the letter writing campaign, <br />Main Street Property Services <br />has reached out to the San <br />Leandro Chamber of Commerce <br />by sending members the letter <br />writing materials and encouraging <br />them to participate. Letters from <br />Chamber members in addition to <br />community members will draw <br />targeted retailers and restaurants <br />to Downtown San Leandro. <br />• The third magnet from the "I <br />am San Leandro" campaign was <br />mailed out in November. Sent <br />through a drip system, the third <br />magnet creates further excitement <br />about Downtown San Leandro, as <br />its recipients recognize a pattern <br />and anticipate the next magnet in <br />the series. Hundreds were sent out , <br />to retail and restaurant prospects <br />as well as retail brokers. The final <br />three magnets of the series will <br />be sent out in the coming months, <br />beginning with the fourth in January. <br />• The website received extra attention <br />this quarter. There has been some <br />growth in its numbers: the analytics <br />show that there have been over 2,400 <br />visitors throughout the quarter. Over <br />the past six months, 89% of visitors <br />have been new visitors, and the time <br />they spend on the site is also steadily <br />increasing.
