the medical center site. It would include inpatient nursing functions, medical <br />imaging/radiology, clinical labs and a blood bank, up to 10 operating rooms and <br />recovery spaces, pharmacies, an emergency department, cafeteria and other building <br />support departments. <br />• Hospital Support Building (HSB): The HSB is proposed as an approximately 275,000 <br />square foot, up to six -story building located immediately adjacent to and connected to <br />the hospital. It would provide outpatient clinical departments, physician offices, exam <br />and treatment rooms, a pharmacy, administrative offices and member services <br />departments. <br />• Central Utility Plant (CUP): The CUP would support the hospital and HSB and <br />contain all of the major mechanical and electrical equipment necessary to support the <br />medical center including boilers, chillers, emergency generators, switchgear, <br />telecommunications equipment and offices and shops for the engineering department. <br />These facilities would be contained within a 31,000 square foot, two-story building <br />located apart from the hospital and HSB, closer to the I-880 freeway. <br />• Parking: Total parking for Phase 1 would include up to 2,100 surface parking spaces. <br />Phase 1 of the Medical Center would also include a number of on-site as well as off-site roadway <br />improvements, including the extension of Republic Avenue from Merced Street. This extension <br />of Republic Avenue would serve as the main driveway to the Medical Center and also provide <br />access to the future mixed-use retail development site. Additional access to the Medical Center <br />would be provided at two locations along Fairway Drive and at two locations off of the existing <br />Frontage Road on the north side of the Fairway Drive overcrossing. <br />Mixed -Use Retail Development <br />In order to provide flexibility for the mixed-use retail development site to appropriately respond <br />to future market conditions, the program for buildout of the northern portion of the site includes <br />several options, each of which are anchored by a large retail component. These options include: <br />• 432,000 square feet of retail use only, or <br />• 387,000 square feet of retail use and 250 units of residential apartments, or <br />• 387,000 square feet of retail use and a 210 -room hotel. <br />It is envisioned that the mixed-use retail development will be implemented between 2013 and <br />2019, but these estimated dates are dependent upon the economics of the retail industry and are <br />thus subject to change. <br />Medical Center Buildout <br />Buildout of the Medical Center is defined as additional future development capacity to enable <br />Kaiser to incorporate new health care delivery technologies as well as additional space for <br />nursing, diagnostic, treatment, medical specialty and commercial/retail use.
