Cooke, Principal Engine <br />Engineering and Transportation Department <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION INITIALLY ACCEPTING PRIVATE IMPROVEMENT WORK FOR TRACT <br />7579 LOCATED AT 14953, 14969 AND 14981 TO 14985 WASHINGTON AVENUE, SAN <br />LEANDRO; OWNER AND SUBDIVIDER: WASHINGTON/SPRINGLAKE PROPERTIES, <br />LLC. <br />SUMMARY AND RECOMMENDATION <br />This resolution provides for the initial acceptance of private improvements and subsequent <br />release of the Maintenance Bond for work constructed on private property by <br />Washington/Springlake Properties, LLC as part of a forty-three unit townhome project. <br />Staff recommends initial acceptance of the private improvement work for Tract 7579 located at <br />14953, 14969 and 14981to14985 Washington Avenue by Washington/Springlake Properties, <br />LLC. <br />BACKGROUND <br />On March 20, 2006, by Resolution No. 2006-028, the City Council approved a final subdivision <br />map and public and private improvement agreements for Tract 7579; a development project with <br />forty-three townhouse units on four vacant parcels. The developer requested and the City <br />Council granted an extension of the improvement agreement's time for completion until <br />December 20, 2009 because the housing market was depressed. This extension allowed the <br />developer to defer completing the on site improvements, thereby reducing capital outlay at a time <br />when homes were not selling quickly. <br />On May 18, 2009, by Resolution No. 2009-068, the City Council accepted the public <br />improvements constructed by the developer. <br />
