POTENTIALLY <br />ISSUES POTENTIALLY SIGNIFICANT LESS THAN NO <br /> SIGNIFICANT UNLESS SIGNIFICANT IMPACT SOURCES <br /> ISSUES MITIGATION IMPACT <br /> INCORPORATED <br />e. For a project located within an airport land use X 2 <br />plan, would the project result in a safety hazard <br />for people residing or working in the project <br />area? <br />£ For a project within the vicinity of a private X 2 <br />airstrip, would the project result in a safety <br />hazard for people residing or working in the <br />ro'ect area? <br />g. Impair implementation of or physically X 2 <br />interfere with an adopted emergency response <br />plan or emergency evacuation plan? <br />h. Expose people or structures to a significant risk X 2 <br />of loss, injury or death involving wildland <br />fires, including where wildlands are adjacent to <br />urbanized areas or where residences are <br />intermixed with wildlands? <br />EXPLANATION: The project area is largely developed and can be described as an urban environment. It is possible that through <br />either future development of currently vacant parcels, or future redevelopment of properties, hazardous materials maybe <br />encountered either in the soils, or above/below ground in containers. Because site-specific information is not available at this time, <br />the following mitigation measure is recommended in order to reduce to a less than significant level potential impacts related to <br />hazardous materials in relation to future development in the project area: <br />• Prior to issuance of grading permits for site-specific development projects, and at the discretion of the Development <br />Services Director and/or the Environmental Services Manager, a Phase I Environmental Assessment shall be submitted <br />for review and approval by the Environmental Services Manager. Any recommendations for remediation contained in <br />the Environmental Assessment shall become conditions of approval for the proposed project and shall be indicated as <br />such on the plans submitted for approval of grading or building permits. <br />Any future uses that locate to the project area that utilize hazardous materials in their day-to-day business, shall be required to <br />comply with all local, state, and federal agencies, regulations regarding the use and storage of such materials, thus this potential <br />impact is anticipated to be less than significant. The project area is not within an airport land use plan, therefore no impacts are <br />anticipated. In addition, no impacts are anticipated regarding established emergency plans and the project area is not subject to <br />wildland fires as it is highly urbanized. <br />9.,NQISE. 'Would the ro'ect result in: <br />a. Exposure of persons to or generation of noise X 2 <br />levels in excess of standards established in the <br />local general plan or noise ordinances, or <br />applicable standards of other agencies? <br />b. Exposure of persons to or generation of X 2 <br />excessive groundborne vibration of <br />roundborne noise levels? <br />c. A substantial permanent increase in X 2 <br />ambient noise levels in the project vicinity <br />above levels existin without the ro'ect? <br />d. A substantial temporary or periodic increase in X 2 <br />ambient noise levels in the project vicinity <br />above levels existin without the ro'ect? <br />e.
