Both residential and non-residential developments will be required to pay the <br />state-mandated school impact fees, which are collected at the time of issuance of building permits. In addition, the Strategy identifies <br />a need for development of a neighborhood park within the study area. Because the proposed development is to occur in an area that <br />is already served by existing public services and would occur at an overall densitylintensity that does not exceed projections, <br />potential impacts to public services related to future development projects are anticipated to be less than significant. <br />12.' Comply with federal, state, and local statutes X 2 <br />and regulations related to discharge of storm <br />waters? <br />EXPLANATION: The project area is generally developed with a mixture of residential, office, public, commercial and retail uses, <br />which are currently served by existing utilities and service systems. The City Engineer indicates that wastewater capacity in the <br />project area is more than adequate to meet the needs of future development. Overall, the Strategy Area would develop at <br />densities/intensities that are at or below levels anticipated by existing environmental documents (General Plan and Final EIR for <br />Plaza 2 Redevelopment Area). Therefore, potential impacts to utilities and service systems related to future development projects are <br />anticipated to be less than significant. <br />13: RECREATION,' <br />a.
