s <br />i <br />EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL TRACT MAP 7175 <br />CHERRY WOOD <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7175 and find that it is in substantial conformance with <br />approved Tentative Map, and that the developer has either satisfied or provided security for the <br />improvements required for the third phase in compliance with Title VII, Chapter 1 of the San <br />Leandro Municipal Code and the State Subdivision Map Act and requirements of the Conditions <br />of Approval for the Vesting Tentative Map Tract 7078 (entire project) listed below. The Final <br />Map for Tract 7175 is the third and last phase of development. <br />CONDITIONS OF APPROVAL <br />A. GENERAL CONDITIONS: <br />1. Site Improvement Plans for all on-site improvements and street improvement plans for off- <br />site improvements shall be prepared by a Registered Civil Engineer and approved by the <br />City Engineer prior to approval of the Final Map. All improvements shall be designed'and <br />constructed in accordance with the City's Design Standards, Specifications and Standard <br />Plans, unless otherwise specifically approved by the City Engineer. Off-site improvements <br />include, but are not limited to, the following: extension of Alvarado Street including street <br />construction, drainage, utilities and landscaping; construction of a bridge over San Leandro <br />Creek; water mains and fire hydrants; potential sanitary and storm sewer system upsizing; <br />utility undergrounding; and any other off-site improvements listed herein, and necessary for <br />a complete and acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If the applicant/property owner fails <br />to file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br />3. Prior to approval of the first Final Map within the boundaries of the project, the Subdivider <br />shall submit a detailed phasing plan showing construction limits and logical sequence of <br />construction of on-site and off-site improvements for review and approval by the City <br />Page 1 of 9 <br />
