• <br />• Delineated market areas and their characteristics from which the proposed facility would draw substantial <br />support, by proximity to park. For these user areas, obtain a set of demographic data that includes: <br />~ Current and projected populations <br />~ Age breakdown <br />-~ Household income pattern <br />~ Ethnic composition <br />~ Other recreational opportunities <br />• Specifics on how and where market and demographic information was obtained. All attempts shall be made to <br />obtain and utilize current commercially accepted sources; not relying specifically on local area government <br />provided information. Commercial sources of data shall include, but not be limited to: CACI Marketing <br />Systems; National Decision Systems; and Urban Decision Systems. <br />• Identify potential impacts to other park facilities. <br />• Measure and describe the visitor market. Utilizing this data, determine the level of this market available <br />during the effective and extended operating season. <br />• Estimated annual attendance potential from each market area based on established penetration rates of the <br />various market populations. <br />• Estimated seasonal attendance for effective and extended operating seasons, based on climatic conditions, <br />prevailing school schedules, and cultural norms. Express attendance by month and week. <br />• For the peak month's attendance, estimated attendance on a daily basis to arrive at a selected "design-day," the <br />average day during the peak month for which the physical plant and equipment will be designed for. <br />• For design-day, estimated average length of stay, establish hourly arrival and departure patterns and project <br />on-site design period attendance. <br />• Based on on-site design period attendance and accepted standards for space requirements per attendee, <br />determine physical planning parameters including: <br />~ Square feet of pool area- by type <br />-~ Square feet of deck area <br />-~ Square feet of picnic, turf, multi-use area within site <br />-~ Number and type of amenities recommended <br />-~ Men's and women's changing room requirements <br />-~ Number of lockers recommended <br />-~ Parking requirements <br />• Compile current information on similar projects within the greater Bay Area, and the United States with <br />similar weather patterns and demographics. For each facility documented, provide information regarding <br />attendance levels, market sources, amenities, operating characteristics, marketing plans, and any perceived <br />or real problems that may have affected attendance. <br />Exhibit A, Appendix A 1 Page A6 of 8 <br />09/11/01 Washington Manor Pool Refurbishment <br />
