EXPLANATION: Sanitary sewer is available within the project site, and the City's Sanitary Sewer System City Study and Master <br />Pfau (1995 did not identify any capacity deficiencies in existing sewers in Marina. Boulevard. Water service is also currently <br />available along Marina Boulevard. Given the fact that the project site has been previously developed, and the proposed automobile <br />dealership use and density of development proposed, staff does not.anticipate potentially significant impacts related to sanitary <br />sewer or water supply. A standard Engineering Departrnent condition requires the applicant to submit plans showing the water <br />service extension, network analysis. and looping requirements to EBMUD for review and approval. Any new water or wastewater <br />lines required to serve the McKevitt and Batarse Trust project sites would be located within Marina Boulevard and the new street (a <br />new main would be built in the new street). Given the urban context, any required expansion of these facilities is not anticipated to <br />result in a significant impact to the environment..The project site will be served by a private trash collecting company, which take <br />refuse to tbs local transfer station, where it is separated before undergoing further on-site procedures (i.e., composting), or is trucked <br />off-site to the Altamont landfill, which has sufficient capacity to accommodate the project's solid waste disposal needs. New <br />businesses will be provided with all necessary waste/recycling containers will be required to comply with all statues and~regulations <br />related to solid waste. The following mitigation measures aze recommended in order to reduce poteatia.lly significant impacts related <br />to wastewater and storm water discharge to a level of insignificance: •• • <br />Prior to Site Plan Review approval, the respective applicants for the McKevitt and Batarse Trust sites shall provide an <br />analysis prepared by a registered Civil Engineer to determfne needs for the respective project site and possible upsizing <br />of existing facilities, to be reviewed and approved by the City Engineer. All improvements needed as a result of these <br />analyses shall be implemented as part of the overall on- and off-site improvements, or if these improvements are <br />completed by others, the applicant shall pay fts fair share of costs to the City, to be reimbursed to the appropriate entity <br />that completed the fmprovements. . <br />Prior to Sfte Plan Review approval, hydrologic and hydraulic calculations shall be reviewed and approved by the City <br />Engineer and Alameda County Public Works Agency. Storm water runoff from the McKevitt and Batarse Trust <br />projects shall be designed•to be collected in an underground system and conveyed to an appropriate storm drain system <br />This shall be indicated on the Improvement Plan for the Final Map.. <br />a.
