VII. CONFORMANCE WITH AB 1290 IMPLEMENTATION PLAN <br />The AB 1290 Implementation Plan program goal for the Joint Project Area is to improve its. <br />economic health, with the particular objectives achieved by the Project being: <br />Actively marketing strategic properties within the Project Area; <br />Encourage and contract for appropriate development of Project Area sites through the <br />formulation of development agreements; and <br />Assisting with land assembly where needed to ensure timely redevelopment. <br />To this end, the Agency selected the Developer for the Site. The Agency plans to convey the <br />Site to the Developer for $4,256,168, which is greater than fair market value. The Agency's <br />actions will create a developable site, generate property and sales tax, and produce <br />employment opportunities. Furthermore, the Project will result in the utilization of lots previously <br />of inadequate size and/or irregular shape to be economically useful or developable by modern <br />standards, and redevelopment of underutilized and poorly maintained lots. <br />Therefore, the proposed Project will conform to the Implementation Plan, and will achieve the <br />goals specifically defined in the Implementation Plan. <br />Conley Consulting Group Page 10 of 10 <br />9-9 Volvo Lavery 33433 10200.003 v5 September, 2001 <br />
